ECHO Realty is seeking to hire a Property Manager who is responsible for all aspects of the daily operations and financial success of their portfolio, while maintaining superior tenant relations to meet ECHO’s Best-In-Class standards.  

Contributions you will make to the team:

  1. Models ECHO’s core values (The ECHO Way) and exhibit exemplary leadership.

  2. Establish and maintain superior relationships with tenants in accordance with ECHO Best-In-Class standards.

  3. Prepare and manage service contracts with vendors and subcontractors for assigned properties.

  4. Create individual budgets for each property and manage operating expenses to the approved budget, while optimizing cost efficiency.

  5. Prepare quarterly variance reporting, reforecasting, and financial performance of the property.

  6. Establish scope of work, acquire bids, execute contracts, and monitor all non-recurring maintenance and repair in accordance with budgeted expenses.

  7. Code and approve all invoices for proper processing and accounting allocation.

  8. Exercises independent decision making within ascribed authorities.

  9. Facilitate the delivery of leased space to tenant(s) in collaboration with the Construction Departments Tenant Coordinators, assuring that all lease obligations are met. When necessary, oversee tenant improvement work.

  10. Maintain and/or improve cleanliness, “curb-appeal”, and routine maintenance at assigned properties by contracting with local vendors

  11. Update all relevant parties of any changes in tenant status.

  12. Strong lease interpretation skills necessary to implement all lease requirements, properly allocate expenses, and manage tenant requests.

  13. Identify, implement, generate, and monitor additional, incremental revenue opportunities at assigned properties.

  14. Travel Required- Conduct thorough site, building, parking lot, vacancy, and roof inspections monthly while meeting all Life Safety and Legal requirements. Monthly reports will be submitted via application for entire company’s use.

  15. Working knowledge of all applicable codes and regulations.

  16. Conduct monthly meetings with the Property Management, Leasing, and Construction departments to ensure open communication.

  17. Ability to read, analyze, and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence.

  18. Self-directed with superior interpersonal skills.

  19. Prepare lease abstracts for new tenants, and possibly existing tenants when needed.

Requirements you’ll need to be successful:

  • Bachelor's degree (B. A.) from four-year college or university; or five years related experience and/or training; or equivalent combination of education and experience.

 Knowledge, Skills and Abilities:

  • Real Estate license preferred.

  • RPA or CPM certifications preferred. Ability to speak effectively before groups of customers or employees of organization.

  • Strong analytical skills in math and accounting.

  • Strong communication skills

  • Valid driver’s license

  • Proficiency with MS Word, Excel, and Outlook.

  • Knowledge of MRI accounting software preferred.
